Scoopy provides foreclosure data intelligence across multiple Texas counties. The Service includes property data, map visualizations, analytics dashboards, and related tools available through a paid subscription.

Access to the Service requires an active subscription. Subscription fees are billed as agreed upon between you and Scoopy. Access may be revoked for non-payment.

Scoopy provides data sourced from public county records and third-party services. We do not guarantee that any information provided through the Service is accurate, complete, current, or error-free.

All data is provided for informational purposes only. You must independently verify all information before making any investment, purchasing, legal, or financial decisions. Scoopy is not responsible for any losses, damages, or decisions made based on data provided through the Service.

The Service does not provide legal, financial, tax, or real estate advice. Nothing in the Service constitutes a recommendation to buy, sell, bid on, or invest in any property. You should consult qualified professionals (attorneys, appraisers, financial advisors) before acting on any information obtained through the Service.

7. No Refund Policy

All subscription payments are final and non-refundable. By subscribing to the Service, you acknowledge and agree that no refunds will be issued for any reason, including but not limited to: partial-month usage, dissatisfaction with the Service, data inaccuracies, or failure to cancel before a billing cycle renews. You may cancel your subscription at any time to prevent future charges, but no refund will be provided for the current billing period.

The Service, its design, features, and original content are owned by Scoopy. You may not copy, modify, or create derivative works based on the Service without written permission.

9. Limitation of Liability

The Service is provided "as is" and "as available" without warranties of any kind, express or implied. To the maximum extent permitted by law, Scoopy and its owners, operators, and affiliates shall not be liable for any direct, indirect, incidental, consequential, special, or punitive damages arising from your use of or inability to use the Service, including but not limited to: financial losses from investment or purchasing decisions, missed auction dates, incorrect property data, reliance on estimated values or equity calculations, failed skip trace lookups, or any other use of information obtained through the Service.

Your total aggregate liability under these terms shall not exceed the amount you paid for the Service in the one (1) month immediately preceding the event giving rise to the claim.

10. Indemnification

You agree to indemnify, defend, and hold harmless Scoopy and its owners, operators, employees, and affiliates from any claims, damages, losses, or expenses (including reasonable attorney fees) arising from: (a) your use of the Service; (b) your violation of these Terms; (c) any actions you take based on data provided by the Service; or (d) your violation of any third party's rights.

11. Termination

We may suspend or terminate your access at any time for violation of these terms or for any other reason at our discretion. You may cancel your subscription at any time to prevent future billing, but no refund will be issued for the remaining period.

12. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of Texas, without regard to conflict of law provisions. Any disputes arising under these Terms shall be resolved in the courts located in Bexar County, Texas.

13. Changes to Terms

We may update these terms from time to time. Continued use of the Service after changes constitutes acceptance of the new terms.
